Scope of work
Leasing agent
The broker will be the leasing agent for commercial and retail spaces in both Seattle Housing Authority-owned buildings and other buildings whose owners have a master lease agreement with the agency. The broker will advise Seattle Housing Authority about market conditions, recommend building improvements that will enhance the marketability of properties, identify prospective tenants and negotiate lease terms.
Relocation services
The broker may assist businesses in Seattle Housing Authority buildings with relocation efforts necessary as a result of redevelopment activity. The broker will locate comparable properties for dislocated businesses and negotiate leases. Relocation assignments may involve coordination with other public agencies.
Consulting
Seattle Housing Authority may request professional real estate analysis and advice on an occasional basis dealing with a variety of topics. Such topics could include, but are not limited to, market forecasts and valuations, analysis of supply and demand factors in sub-markets, strategies to reposition leased properties and other real estate issues.
Examples of typical assignments
Task 1: In consultation with Seattle Housing Authority, formulate a leasing strategy for particular properties. Assess current portfolio, review lease terms, recommend steps owner could take to optimize income.
Task 2: Advise Seattle Housing Authority about layout and amenities of spaces for lease to enhance their marketability.
Task 3: Identify prospective tenants to lease vacant spaces and aggressively market properties to secure quality tenants.
Task 4: Negotiate leases on behalf of Seattle Housing Authority.
