Building Science & Envelope Services
Seattle Housing Authority seeks submittals from qualified firms to assist the agency with building science & envelope services on an on-call basis. The RFQ is available Word or PDF format (download Adobe Reader).
Scope of work
The selected consultants shall have the qualifications and experience to provide building science/building envelope services to Seattle Housing Authority as follows. Selection requires knowledge of moisture damage problems in Seattle, causes of building envelope failures, local building codes, and local design and marketplace issues. It requires the ability to:
- Perform forensic investigation/condition assessment of failed building envelope components (exterior walls, windows, doors, decks and roofs) including a thorough visual examination of the building envelope components and details.
- Conduct moisture probe surveys, window testing, and/or exploratory openings to determine the extent and nature of moisture damage.
- Prepare a report including observations, test results, photos and recommendations for remedial repair, maintenance and rehabilitation.
- Develop a long term strategy for maintenance and rehabilitation or repair of current problems.
- Provide construction documents for use by either Seattle Housing Authority staff, or in bid packages detailing the scope of repairs or rehabilitation, specifications, installation practices, construction plans and all appropriate detailing for building envelope work.
- Provide construction administration including field observation and testing.
